Essential Water Heater Maintenance Steps
1. Check the Temperature Setting
Set the thermostat to 125°F for optimal efficiency and safety.
Higher temperatures increase energy costs and risk of scalding.
2. Flush the Tank to Remove Sediment
Turn off power/gas: Electric units—flip the breaker. Gas units—set the thermostat to "Pilot."
Turn off cold water supply to the heater.
Attach a hose to the drain valve at the bottom of the tank.
Place the other end of the hose in a safe drain area outdoors or into sump pump pit.
Open the drain valve and let water flush out until clear.(15-30 mins is ideal)
Close the drain valve, remove the hose, and turn water & power back on.
Pinette Tip: Hard water causes faster sediment buildup. If you hear popping or rumbling sounds, your tank may need flushing more than once a year.
3. Inspect the Anode Rod (Every 2-3 Years)
The anode rod prevents corrosion inside the tank.
If it’s corroded to less than ½ inch thick, replace it.

4. Test the Temperature & Pressure (T&P) Relief Valve
Lift the T&P valve lever to release water.
If no water comes out or it won’t stop dripping, replace it immediately.
5. Check for Leaks & Rust

Leaks around the base? Your water heater may need repair or replacement.
6. Ensure Proper Venting (Gas Water Heaters Only)
Check the vent pipe for blockages or loose fittings.
