1. Who to Contact :
– All matters should be directed to your House Manager, whose contact information will be provided upon check-in. Please refrain from contacting Kim for issues other than extreme emergencies or payment concerns. Emergency number is in your GROUPME
2. Payments:
– Lodging/Room fees are due every Saturday before noon for the upcoming week. A late fee of $20 will be applied thereafter. Kim does not talk to guests on Saturday about payments.
3. Checking Out:
– If you are not staying, please self-check out by leaving your key in the room and vacating the premises by 10 am on Saturday.
4. If You Dont Pay:
– Failure to make next week’s payment by 12:00 noon will result in deactivation of your door code. Security will be called immediately. Contact Kim immediately for payment-related issues.
5. Incidentals Deposit Return Conditions:
– To receive your incidental deposit back, the following conditions must be met:
– Room must be cleaned.
– Keys must be returned.
– No damages or violations.
– Stayed 3 months or 6 months for Gated Communities
– 2 week notice given
6. No Smoking Policy:
– Smoking is prohibited in rooms or any part of the home. A $500 fine is due immediately for violations.
7. Wall Alterations:
– Please refrain from hanging items on walls or making alterations. The cost to repair any damages will be fined.
8. No Hoarding:
– Hoarding is strictly prohibited. A $200+ fine will be imposed for violations.
9. Kitchen Cleanliness:
– Dishes should not be left in the sink or on the counter. A $75+ fine will be applied for violations.
10. Guest Policy:
– Overnight guests are not permitted. Violations will result in increased weekly fees, background check fees, and a $100 fine per night.
11. Quiet Hours:
– Quiet hours are from 10 pm to 10 am. Loud noise, music, or guests are not allowed during this time.
12. No Children Policy:
– Children are not allowed in common areas.
13. No Pet Policy
– No pets of any kind, including fish, dogs, snakes, cats, lions, tigers bears, no pets.
14. Security Measures: THIS IS A SAFE HOUSE
– Do not allow unauthorized individuals into the house. A $100 fine will be imposed for violations.
15. Parking Regulations:
– Please park in your designated spot and do not block others.
16. Property Alterations:
– Alterations to the property, including door knobs and wall fixtures, are prohibited. No do not move furniture, chairs or pillows from common areas.
17. Vehicle Limitation:
– Only one car per room is allowed on the property.
18. No Big Trucks:
– Large vehicles such as semitrucks, U-Hauls, and vans are not permitted on the property.
19. Lockouts and Lost Keys:
– Fees of $25 apply for lost keys or lockouts. $50 fee during 10p-8a Unauthorized lock picking will result in immediate eviction.
20. Room Hygiene:
– Monthly room checks will be conducted for cleanliness and pest control. Please keep rooms free from food and thing that may result in rodents. No houses have rodents or bugs and we work as a team to keep it that way. Fine $85+
21. Chores Assignment:
– Each room has assigned chores for maintaining cleanliness, which are rotated monthly or a housekeeper may be assigned to house and at that point, you and your house guests will divide the cleaning fee.
22. Fines are due immediately:
– All fines must be paid immediately.
23. Non-Refundable Policy:
– No refunds on payments or incidental deposits will be provided under any circumstances, only refunds on incidetals deposits after you have met all requirements.
24. Parking Registration: ALL CARS MUST BE REGISTERED
– Please provide details of your car for assigned parking.
25. GroupMe App: You must join your house GroupMe before your door code will be activated. After moving in, this is the only contact to reach Kim or your Manager.
26. Police Intervention:
– Any disturbances, theft, vandalism, or intimidation will result in police involvement and charges pressed.
