
To make each house a safe, clean, peaceful, and welcoming place, all house guests, visitors, and team members are required to follow these standards.
UNDER NO CIRCUMSTANCES ARE GUNS OR ILLEGAL DRUGS ALLOWED AT ANY HOUSE. POLICE WILL BE CALLED IMMEDIATELY.
Licensed firearm holders must receive prior approval.
Kim should only be contacted for emergencies or payment-related matters and must be contacted through GroupMe first.

Office hours are:
Monday–Friday: 9 AM–6 PM
Saturday: 9 AM–6 PM
Sunday: 9 AM–3 PM
No move-ins are permitted after 6 PM. No move-ins are permitted when the office is closed.
Lodging/room fees are due every Saturday before 12 noon for the upcoming week.
A $20 late fee will be applied after noon.
Kim does not discuss payments with guests on Saturdays.

Failure to make the upcoming week's payment by 12 noon Saturday will result in deactivation of your door code.
Security may be contacted.
Contact Kim through GroupMe immediately regarding payment-related issues.
To receive an eligible incidental deposit refund:
Room must be clean.
Keys must be returned.
There must be no damages or outstanding violations.
You must have stayed at least 3 months, or 6 months for gated communities.
You must provide at least 2 weeks' notice.
We do not provide linens or pillows.
For cleanliness and hygiene, every guest must bring their own sheets, blankets, linens, and pillows.
Mailbox privileges are not guaranteed.
Mail may be lost, misplaced, returned, or become inaccessible after you leave.
Mailbox privileges are only guaranteed to guests who have signed a 12-month lease.
All other guests are strongly encouraged to obtain their own P.O. Box or private mailbox for personal mail and packages.
Smoking is prohibited in rooms and anywhere inside the home.
Fine: $500, due immediately.
Do not hang items on walls or make alterations without permission.
Guests will be responsible for the cost of repairing any damage.
Hoarding is strictly prohibited.
Fine: $200+
Do not leave dirty dishes in the sink or on counters.
Clean the kitchen immediately after use.
Fine: $75+
Overnight guests are not permitted.
Violations may result in increased weekly fees, background-check fees, and a $100 fine per night.
Quiet hours are 10 PM–10 AM.
No loud music, excessive noise, disturbances, or disruptive guests during quiet hours.
Children are not permitted in common areas.
No pets of any kind are permitted—including fish, dogs, cats, snakes, birds, or any other animals.
Never allow unauthorized individuals into the house.
Do not share door codes, keys, or access information.
Fine: $100
Park only in your designated parking space.
Do not block another vehicle, driveway, entrance, or exit.
Do not alter the property, including locks, doorknobs, fixtures, or other permanent features.
Do not remove or relocate furniture, chairs, pillows, décor, or other items from common areas.
Only one vehicle per room is permitted on the property.
Semi-trucks, U-Hauls, large commercial vehicles, and oversized vans are not permitted on the property.
Lost key or standard lockout: $25
Lockout between 10 PM–8 AM: $50
Unauthorized lock picking, tampering with locks, or attempting to bypass the security system may result in immediate removal.
Monthly room checks may be conducted for cleanliness, maintenance, and pest prevention.
Keep rooms clean and free of exposed food, excessive trash, and conditions that could attract insects or rodents.
We work together to keep our homes clean and pest-free.
Fine: $85+
Each room may be assigned rotating chores to help maintain common areas.
Chores may rotate monthly.
If a housekeeper is assigned to the home, house guests may be required to divide the housekeeping fee.
All fines are due immediately.
Unpaid fines may affect continued occupancy or future eligibility.
All lodging/room payments are non-refundable.
Incidental deposits are refundable only after all stated refund requirements have been satisfied.
ALL VEHICLES MUST BE REGISTERED.
Vehicle information must be provided for parking assignment and security purposes.
You must join your house GroupMe before your door code will be activated.
After move-in, GroupMe is the primary communication method for contacting your House Manager or Kim.
Disturbances, theft, vandalism, threats, intimidation, violence, illegal activity, or serious security violations may result in immediate police involvement and criminal charges where applicable.
By staying in the home, you are expected to respect the property, your housemates, the management team, and these House Rules.
