under any circumstances. Police will be called immediately.
Check-In Hours
Monday–Friday: 3 PM–6 PM
Saturday: 3 PM–6 PM
Sunday: 12 PM–3 PM
No check-ins are permitted after 6 PM.
Payments
Lodging and room fees are due every Saturday before 10 AM for the upcoming week.
A $20 daily late fee applies after 10 AM, only with a prior payment arrangement. Payment arrangements are not allowed on Saturdays. Please plan ahead.
Checking Out
If you are not staying for the upcoming week:
Vacate your room by 10 AM Saturday.
Clean your room.
Leave your key in the room.
Security will be called immediately at 10 AM if payment has not been received and you have not contacted management.
Incidental Deposit Return
To receive an eligible incidental deposit refund:
Your room must be clean.
Keys must be returned.
There must be no damages or outstanding violations.
You must have stayed at least 3 months, or 6 months for gated communities.
You must provide at least 2 weeks’ notice.
Linens & Pillows
We do not provide linens or pillows. For cleanliness and hygiene, every guest must bring their own sheets, blankets, linens, and pillows.
Mail & Packages
Mailbox privileges are not guaranteed.
Mail may be lost, misplaced, returned, or become inaccessible at any time. Mailbox privileges are guaranteed only to guests who have signed a 12-month lease.
All other guests are strongly encouraged to obtain their own P.O. Box or private mailbox for personal mail and packages.
No Smoking
Fine: $500, due immediately.
Smoking is not allowed in guest rooms or anywhere inside the home.
Walls & Alterations
Do not hang items on walls or make alterations without permission. Guests are responsible for the cost of repairing any damage.
No Hoarding
Fine: $200 or more.
Hoarding is strictly prohibited.
Kitchen Cleanliness
Fine: $75 or more.
Do not leave dirty dishes in the sink or on counters. Clean the kitchen immediately after use.
Guest Policy
Fine: $100 per night.
Overnight guests are not permitted. Violations may result in increased weekly fees, background-check fees, and a $100 fine per night.
Every guest entering the house should have a background check on file. If they do not, you must remain with your guest at all times.
Guests may visit your room, but they are never allowed to roam the house freely.
Quiet Hours
Quiet hours are 10 PM–10 AM.
No loud music, excessive noise, disturbances, or disruptive guests are permitted during quiet hours.
Children
Children are not permitted in common areas.
No Pets
No pets of any kind are permitted, including fish, dogs, cats, snakes, birds, or any other animals.
Answering the Door & House Access
Fine: $300.
Never allow unauthorized individuals into the house. This includes other guests in the home. Do not share door codes, keys, or access information.
This is a safe house. To maintain everyone’s safety, each person arriving at the house will have a code to enter, including management and maintenance.
Parking
Park only in your designated parking space.
Do not block another vehicle, driveway, entrance, or exit.
Parking in unauthorized spaces will result in your vehicle being towed.
Only one vehicle per room is permitted on the property.
All vehicles must be registered. Vehicle information must be provided for parking assignment and security purposes.
Inoperable vehicles are not allowed at any property and will be towed.
Large Vehicles
Semi-trucks, U-Hauls, large commercial vehicles, and oversized vans are not permitted on the property.
Property & Furniture
Do not modify the property, including locks, doorknobs, fixtures, or any permanent features.
Do not remove or move furniture, chairs, pillows, décor, or any other items from common areas. Common-area items belong to Kim Rooms and are not permitted in guest rooms.
Removing or relocating these items is considered theft.
Lockouts & Lost Keys
Lost key or standard lockout: $25
After-hours lockout, 10 PM–8 AM: $50
Unauthorized lock picking, tampering with locks, or attempting to bypass the security system may result in immediate removal and charges filed with the Memphis Police Department.
Room Hygiene & Inspections
Fine: $85 or more.
Monthly room checks may be conducted for cleanliness, maintenance, and pest prevention.
Keep rooms clean and free of exposed food, excessive trash, and conditions that could attract insects or rodents. We work together to keep our homes clean and pest-free.
Chores & Housekeeping
Each room may be assigned rotating chores to help maintain common areas. Chores may rotate monthly.
If a housekeeper is assigned to the home, house guests may be required to divide the housekeeping fee.
Fines
All fines are due immediately. Unpaid fines may affect continued occupancy or future eligibility.
Refund Policy
All lodging and room payments are non-refundable.
Incidental deposits are refundable only after all stated refund requirements have been satisfied.
GroupMe Is Required
You must join your house’s GroupMe before your door code will be
activated.
After move-in, GroupMe is the primary communication method for
contacting your House Manager or Kim. You are responsible for checking GroupMe for important notices from management.
GroupMe also keeps you connected with other guests without sharing phone numbers.
Police Intervention
Disturbances, theft, vandalism, threats, intimidation, violence, illegal activity, or serious security violations may result in immediate police
involvement and criminal charges where applicable.
By staying in the home, you are expected to respect the property,
other guests, the management team, and these House Rules.
