Note: All outside areas are monitored by video for everyones safety.
Using the firepit, hot tub, and any other part of the property, you are doing it at your own risk and absolve 425 36th ave and it's management or owners of any and all liability.
Rules:
- Do not walk through the neighbors yards and respect their privacy.
- Only declared number of guests allowed.
- Quiet hours 10pm-6am
- No Parties
- No Events
- No smoking inside ($250 fee will be charged for smoking inside the home)
- No glitter/ confetti (additional cleaning fee will be charged)
- Please cleanup after yourself.
Check-out 10:00am:
- Please load and run dishwasher.
- Please take trash to can outside.
- Please start dirty sheets in washing machine (SPEED WASH)
- Leave other dirty linens and towels by Laundry room.
- Close all windows and doors.
- Return thermostats to original settings.
- Please lock up.

1. Shower before entering: It is important to shower before entering the hot tub to remove any lotions, oils, or dirt that could contaminate the water.
2. No glass containers: Glass containers are a safety hazard and can easily break, causing injury or damage to the hot tub. Use plastic or metal containers instead.
3. No food or drinks: Eating or drinking in the hot tub can lead to contamination and also increases the risk of accidents, as spills could cause slips and falls.
4. No diving or jumping: Diving or jumping into the hot tub is dangerous and can cause serious injury. Enter and exit the hot tub carefully.
5. Limit time in the hot tub: Prolonged exposure to hot water can lead to overheating, dehydration, and other health issues. Limit your time in the hot tub to no more than 15-20 minutes at a time.
6. Keep the water clean: Avoid introducing contaminants such as dirt, grass, or soap into the hot tub. Make sure to use the provided skimmer to remove any debris from the water.
7. No children without adult supervision: Children should not be allowed in the hot tub without adult supervision. Make sure children are aware of the rules and safety guidelines before entering.
8. Don't use the hot tub if you're sick: If you have an infectious illness such as a cold, flu, or skin infection, avoid using the hot tub until you have fully recovered.
9. Don't adjust the temperature: The temperature of the hot tub should be set and maintained by a qualified technician. Do not attempt to adjust the temperature yourself.
10. No drugs or alcohol: Using drugs or alcohol in the hot tub can impair your judgment and increase the risk of accidents. Avoid consuming these substances while in the hot tub.
11. No wet clothes, shoes, or towels in the house. Water damage will be billed out.
12. Turn off jets and install cover over hot tub when finished.
