Regular maintenance hours are 8:00 a.m. to 2:00 p.m. These hours are fixed and are not flexible. Routine visits must occur within this window.

If nobody is home when maintenance visits, a written notice will be left on the door stating the repair and the next scheduled entry date and time. Entry will occur no earlier than 24 full hours after notice is provided. Authorized staff may use the management key if nobody is home. Emergency access may occur without advance notice as permitted by Florida law. A No entry preference does not prevent otherwise permitted entry, including properly noticed repairs or emergency access.

Obtain written management approval before altering AC or heating equipment, sealing windows, or changing fixtures or systems. Tenants are responsible for reasonable, documented repair costs for damage caused by unauthorized changes, as permitted by the lease and Florida law. Ordinary wear and tear and preexisting damage are excluded.
