Getting Started with Templates

When you see a Template Button, feel free to open the file and make a copy to edit it to your own style if you don’t already have one.

We’ll provide construction system templates you can review and use as a starting point. These examples will help you understand how to organize your information efficiently.

As you continue through this exercise, you’ll become familiar with your Digital Home Manual and begin adding more templates over time.

COST BASIS TRACKING

Even if you plan to live in your home forever, it’s important to track every cost associated with building it.

Doing so establishes your home’s cost basis, which can save you thousands in taxes if you ever decide to sell.

Be sure to record costs such as:

  • Land purchase

  • Permit and inspection fees

  • Materials and supplies

  • Subcontractor labor

  • Architectural and engineering services

  • Construction loan interest

  • Utility connections (water, sewer, gas, electrical)

  • Excavation and grading

  • Impact or concurrency fees

Why it matters:


When you sell your home, your cost basis is subtracted from the sale price to determine taxable gains.


The higher your documented cost basis, the lower your capital gains tax will be.
