Think About:

  • Licensed HVAC contractor experienced with custom homes

  • Knowledge of high-efficiency + variable capacity systems

  • Coordination with:

    • Framing (soffits, chases, mechanical rooms)

    • Plumbing (condensate + shared penetrations)

    • Electrical (dedicated circuits + disconnects)

  • Familiar with duct sealing, Manual J/S/D, and blower door testing

  • Post-install support and homeowner training

Subcontractors to Select:

  • HVAC installation subcontractor (primary)

  • Mechanical engineer (if required to design system)

  • Ventilation specialist (ERV/HRV systems)

  • Gas furnace installer (if separate)

  • Fireplace installer (if handled as HVAC)

  • Mini-split or VRF system Authorized Installer

Pick subs who prioritize air quality and performance, not just “passing code.”

Choosing HVAC Materials + Systems

Think About:

  • Climate → heating/cooling balance

  • Efficiency requirements + rebates

  • Noise control (bedrooms, offices)

  • Location of outdoor unit → airflow + aesthetics

  • Future serviceability → access to filters + components

Materials + Equipment to Select:

Main System:

  • Heat pump / gas furnace / dual fuel

  • Air handler(s) & coil(s)

  • Mini-splits for zoned areas

  • Ductless solutions where access tight

Distribution:

  • Ductwork (size, type, R-value)

  • Supply & return grills (style + location)

  • Zone dampers & control systems

Ventilation & Filtration:

  • ERV/HRV fresh air systems

  • MERV-rated filters

  • Air cleaners or UV purifiers

  • Bath + kitchen exhaust fans

Condensate & Drainage:

  • Condensate pump or gravity drains

  • Freeze protection if exterior lines

Insulation + Sealing:

  • Mastic or UL tape for duct sealing

  • Air sealing at penetrations

Accessory Systems:

Everything must reflect Mechanical Plan + Energy Code.

Choosing Tools, Equipment & Rentals

Think About:

  • Large component movement inside framing structure

  • Weather protection for outdoor condenser installation

  • Testing ability for balance + airflow

Tools & Equipment to Select:
Ductwork + Install Tools:

  • Tin snips, crimpers, seamers

  • Duct strap + hangers

  • Refrigerant linesets + flaring tools

Testing + Commissioning:

  • Manometer for pressure testing

  • Flow hood or airflow meter

  • Refrigerant charging kit

Access + Safety:

  • Scaffolding or lifts for high runs

  • PPE for metalwork + insulation

Temporary Needs:

  • Construction heat (if system not active)

  • Fans for ventilation during finishes

Tools must allow proper system commissioning, not just installation.

Choosing Vendors & Supply Sources

Think About:

  • Proper sizing + configuration → manufacturer support

  • Lead times for special order systems (VRF, high SEER)

  • Warranty requirements tied to authorized dealers

  • Filters must be readily available locally for clients

Vendor Types to Evaluate:

  • HVAC equipment distributor (brand-specific)

  • Metal duct shop / custom fabrication

  • Refrigerant lineset supplier

  • Thermostat/smart home integration supplier

  • Mechanical engineering consultant (if outside scope)

Strong vendor support = fast issue resolution.

Choosing Testing & Documentation Partners

Think About:

  • Code-required ventilation & duct tests

  • Final documentation needed for HERS index or energy certifications

  • Manufacturer paperwork registered for warranty

Partners to Select:

  • Air leakage + blower door testing firm

  • Duct leakage testing provider

  • Balancing technician (if not included in sub scope)

  • Thermostat commissioning support for smart systems

Documentation protects energy compliance + warranty validity.
