Project Manager Training — Framing Phase

Class 1 of 5 — Structural Review & Budget Preparation

Purpose:
Ensure framing plans, structural requirements, and material scope are fully understood before ordering.

Key Responsibilities

  • Study plans for load paths, heights, spans, and special details

  • Identify openings: doors, windows, beams, trusses

  • Confirm 25% contingency due to volatile lumber pricing

Action Items

  • ✅ Review all structural sheets: shear walls, hold-downs, beams, hardware

  • ✅ Verify inspection list for framing phases (rough, shear, nailing)

  • ✅ Add all contacts (framers, engineers, suppliers) to Bid Sheet

  • ✅ Confirm schedule alignment between framing + windows + MEP starts

  • ✅ Upload a Pre-Framing Plan Review to office for approval

Class 2 of 5 — Material Procurement & Verification

Purpose:
Order correctly, reduce jobsite delays, and empower the crew with clarity.

Key Responsibilities

  • Build comprehensive lumber + hardware list

  • Validate list with installer — they must sign off

  • Confirm access for multiple truck deliveries and rooftop loads

Action Items

  • ✅ Place order only after double confirmation by installer

  • ✅ Schedule boom truck delivery plan with safe lay-down areas

  • ✅ Mark the staging map on the Detail Page → avoid blocking workflow

  • ✅ Document all receipts + pricing changes

  • ✅ Create backup plan for lumber swap-outs (warped / wrong sizes)

  • ✅ Verify who calls inspections and when (footings/shear/nailing)

Class 3 of 5 — One-Week-Out Readiness Alignment

Purpose:
Eliminate surprise delays and ensure site prep supports fast, clean framing.

Key Responsibilities

  • Verify ALL concrete bearing locations match plans

  • Confirm hardware lead times — straps, beams, hangers, sheathing

  • Inform stakeholders proactively if anything shifts

Action Items

  • ✅ Confirm delivery schedule with suppliers and drivers

  • ✅ Check that framers have direct numbers for lumber salesman

  • ✅ Perform a House Perimeter Walk:

    • All anchor bolts correct?

    • Sill plates ready?

    • Stem walls aligned?

  • ✅ Confirm window order status → align with framing schedule

  • ✅ Plan equipment access → forklift, crane, scaffolding

  • ✅ Document material condition as it arrives with photos

PM Warning:

If bearing points are wrong → framing destroys your budget.
Confirm, confirm, confirm.

Class 4 of 5 — Framing Day: Execution & Field Coordination

Purpose:
Support workflow, document critical structure, and protect timeline.

Day-Of Responsibilities

  • ✅ Confirm all lumber + hardware is onsite

  • ✅ Walk framing leader through Detail Page expectations

  • ✅ Shoot elevations & record any out-of-level corrections

  • ✅ Track structural hardware installation (shear panels, HD anchors)

  • ✅ Daily punch list updates → send photos to office

  • ✅ Ensure cleanup system so waste doesn’t bury hardware

Communication Prompt:

“If ANYTHING is missing or unclear — tell me NOW. Not tomorrow.”

Class 5 of 5 — Structural Close-Out & Next-Trade Prep

Purpose:
Confirm structure meets design intent and pass inspections before MEP starts.

Close-Out Responsibilities

  • ✅ Blue Tape Framing Walk → mark every correction

  • ✅ Check:

    • ✔ Plumb walls

    • ✔ Straight studs

    • ✔ Window/door openings sized correctly

    • ✔ Nailing patterns compliant

  • ✅ Photo every hold-down, post/beam connection, fire block, and strap

  • ✅ Confirm shear + rough framing inspection passed

  • ✅ Provide complete punch list to framer with deadlines

  • ✅ Schedule next phase handoff → MEP trades

  • ✅ Office confirmation + updated budget
