Purpose:
Align homeowner style, designer intent, and building codes before anything is purchased or roughed-in.

Key Responsibilities

  • Confirm fixture style, finish, compatibility with rough-in valves

  • Ensure designer selections match build budget

  • Capture official homeowner approvals early

Action Items

  • ✅ Upload fixture selections to the Detail Page with links & spec sheets

  • ✅ Homeowner signs off on the Purchase Order Sheet

  • ✅ Confirm flow rates, ADA requests, and specialty requirements

  • ✅ Submit spec packet to plumber for review + redlines

PM Note:

The plumber doesn’t install style — they install function.
Specs must be clear before they ever drill a hole.

Class 2 of 7 — Material Take-Off & Procurement Strategy

Purpose:
Prevent expensive reorders and last-minute scrambling.

Key Responsibilities

  • Make comprehensive rough & finish fixture list

  • Verify supply chain lead times for specialty items

  • Prepare warranty & serial number tracking system

Action Items

  • ✅ Plumber signs off on fixtures + quantities

  • ✅ Confirm trim kits match valve brands

  • ✅ Document receipts in Expensify with category codes

  • ✅ Label delivery stages: “Rough-In” vs “Finish”

  • ✅ Create Backup Supplier Plan for shortages

Class 3 of 7 — One-Week-Out Readiness & Inspections

Purpose:
Ensure onsite framing and inspections support smooth rough-in.

Key Responsibilities

  • Confirm all blocking for shower valves, ADA bars, wall-hung toilets

  • Input inspection dates into PM calendar

  • Protect the schedule by handling any prep issues NOW

Action Items

  • ✅ Track fixture delivery — delay notifications sent early

  • ✅ Verify waste & vent penetrations required

  • ✅ Stage dumpster plan for packaging + scrap

  • ✅ Confirm no Change Orders pending before work begins

💡 Pro Tip:

Before the plumber arrives, perform a home walkthrough with the spec packet in hand — every fixture location must be ready.

Class 4 of 7 — Rough-In Day: Alignment & Documentation

Purpose:
Ensure code compliance & working accuracy before walls close.

Field Responsibilities

  • ✅ Walk job with plumber AND homeowner to confirm heights & placement

  • ✅ Ensure ALL rough-in valves, pans, drains are onsite

  • ✅ Keep PM available for questions (plumbers will not wait)

  • ✅ Approve routing of supply and waste lines (avoid structural issues)

Documentation Requirements

  • ✅ Photo every plumbing line → before drywall

  • ✅ Upload photos to:

    • Basecamp: Trade Communication

    • Google Drive: Homeowner Documentation

Compliance Focus:
Slopes, air admittance, trap arm lengths, fire-blocking around penetrations.

Class 5 of 7 — Rough-In Close-Out & Payment Hold

Purpose:
Hold payment UNTIL all field requirements are validated.

Action Items

  • ✅ Blue Tape water/waste layout review

  • ✅ Punch list created → plumber signs agreement on repair timeline

  • ✅ Confirm Rough Plumbing Inspection PASSED

  • ✅ Check for damage to framing, WRB, or electrical

  • ✅ Office gives written approval before plumber is paid

🛑 Never rely on “plumber said it’s good” — inspections rule.

Class 6 of 7 — Finish Installation: Fixture Placement & Leak Prevention

Purpose:
Verify final function and protect finishes from water damage.

Field Responsibilities

  • ✅ Confirm ALL trim kits + finish fixtures onsite BEFORE plumber begins

  • ✅ Check for matching finishes & correct models

  • ✅ Protect tile, tubs, countertops from scratches

  • ✅ Ensure wax rings + drain clamps installed cleanly

Leak Testing

  • ✅ Run ALL fixtures — test every joint

  • ✅ Confirm no movement in toilets or tub spouts

  • ✅ Inspect all finish surfaces for damage

Class 7 of 7 — Final Walk & Warranty + Payment Authorization

Purpose:
Deliver complete water integrity & client satisfaction before releasing funds.

Close-Out Requirements

  • ✅ Final Punch Walk with Installer and Homeowner

  • ✅ Update as-built plumbing photos in Homeowner Manual

  • ✅ Warranty registration + plumber emergency contact info

  • ✅ Confirm Final Plumbing Inspection

  • ✅ Office approval to release payment ✓
