Project Manager Training — Drywall Phase

Class 1 of 6 — Scope Review, Climate Control & Sub Coordination

Purpose:
Ensure structure, penetrations, mechanical inspections, and temperatures are correct before closing the walls.

Key Responsibilities

  • Maintain 65°F minimum for proper drying + comfort

  • Review drywall thickness, fire ratings (garage, mechanical rooms)

  • Confirm:

    • Backing for towel bars, vanities, etc.

    • SIP panel door jamb width requirements

Action Items

  • ✅ Double-check interior doors ordered with correct jamb widths

  • ✅ Review SIP joint coverage detail — fire & thermal requirements

  • ✅ Confirm all insulation + sound batts + air sealing complete

  • ✅ Clear QC sign-off on all MEP rough inspections

  • ✅ Add any unique soffit framing or niches to Detail Page

Class 2 of 6 — Material Take-Off & Procurement Strategy

Purpose:
Order correctly, avoid material waste, and secure staging space.

Key Responsibilities

  • Confirm:

    • Drywall type: Standard vs. Mold-resistant vs. Fire-rated

    • Ceiling board thickness

    • Corner bead type (rounded vs. square)

  • Verify delivery route for large sheets

Action Items

  • ✅ Subcontractor approves material list before the order

  • ✅ Photograph delivery for condition + counts

  • ✅ Create Drywall Storage Plan:

    • Avoid moisture-prone areas

    • Off ground with airflow

  • ✅ Confirm weather protection on delivery day

Class 3 of 6 — One-Week-Out Jobsite Readiness

Purpose:
Ensure logistics, cleanliness, inspections, and trade handoffs are locked in.

Key Responsibilities

  • Confirm scaffolding or lifts if needed

  • Clear walk paths + stair protection

  • Ensure no rework remains behind walls

Action Items

  • ✅ Final QC:

    • ✔ All backing installed

    • ✔ Fire caulking complete

    • ✔ Low-voltage wiring secured

    • ✔ Blocking for mirrors, rods, cabinets in place

  • ✅ Inspection dates on PM calendar

  • ✅ Provide heads-up to affected subs

  • ✅ Confirm waste disposal plan for heavy debris

🚫 No drywall delivery until ALL MEPS are green-tagged.

Class 4 of 6 — Hanging Day: Verification & Documentation

Purpose:
Support the installer and protect future finish quality.

Field Responsibilities

  • ✅ Walk job — verify sheet layout matches plans

  • ✅ Approve drywall orientation for sound/acoustic walls

  • ✅ Confirm:

    • Outlet + switch spacing clean

    • Window & door returns correct

  • ✅ Photo all insulation + wiring and upload BEFORE walls cover

PM Tip:
If a plumber, electrician, or HVAC tech returns after drywall → you pay twice.

Class 5 of 6 — Taping, Texture & Finish Level Verification

Purpose:
Achieve durable finishes and protect high-visibility areas.

Action Items

  • ✅ Confirm finish level:

    • Level 3 → garages

    • Level 4 → most interiors

    • Level 5 → high light areas (foyers, stairwells)

  • ✅ Monitor:

    • Drying times

    • Humidity

    • Heater/dehumidifier setup

  • ✅ Inspect corners, seams, bullnose, arches

  • ✅ Protect tubs, windows, and floors from mud splatter

  • ✅ Approve texture consistency before final spray or hand finish

📸 Photograph samples to ensure texture matches homeowner expectation.

Class 6 of 6 — Close-Out Punch, Cleanup & Payment Release

Purpose:
Deliver flat, clean walls that are ready for paint.

Close-Out Requirements

  • ✅ Blue Tape walkthrough with installer

  • ✅ Correct:

    • Dings

    • Reverse seams

    • Bowed studs appearing through board

    • Screw pops

  • ✅ Sweep/clean site → dust containment before painting

  • ✅ Confirm Drywall Inspection passed

  • ✅ Office approval before payment release
