Class 1 of 4 — Roof Planning & Procurement

Purpose:
Ensure roofing materials, flashings, design specs, and subcontractor coordination are fully planned before any installation begins.

Key Responsibilities

  • Review full roof plan: slopes, seams, penetrations, transitions

  • Confirm correct material type for each roof area
    (shingle, metal, membrane, flat roofing)

  • Establish documentation trail for contractor selection & pricing

Action Items

  • ✅ Add Scupper + Window/Door Pans (Fast Flash) to material list

  • ✅ Confirm underlayment type → fire rating → ventilation requirements

  • ✅ Perform cost comparison with two supply houses

  • ✅ Enter quotes + vendor contacts into Bid Tracker

  • ✅ Confirm warranty details and required installation methods

  • ✅ Upload pre-roof inspection photos of sheathing & penetrations

Class 2 of 4 — Ordering & Delivery Coordination

Purpose:
Make sure logistics, timing, and site access are 100% aligned for a smooth roofing start.

Key Responsibilities

  • Guarantee precise scheduling to avoid weather delays

  • Confirm rooftop load-in plan to prevent re-handling

  • Ensure field team can quickly replace missing items

Action Items

  • ✅ Confirm lead times for special materials (metal, membranes, caps)

  • ✅ Mark staging zones for pallets — protect landscaping & siding

  • ✅ Document receipts → update material records

  • ✅ Verify roof loading plan with crane or boom truck

  • ✅ Add weather contingency: tarps, plastic, tie-downs

  • ✅ Notify neighbors if street access or parking will be blocked

Class 3 of 4 — One-Week-Out Coordination

Purpose:
Ensure schedules, inspections, and readiness are locked before mobilization.

Key Responsibilities

  • Secure inspection approvals before covering structure

  • Confirm jobsite is safe and fully accessible

  • Update stakeholders about start timing

Action Items

  • ✅ Confirm plywood nailing inspection status (if required)

  • ✅ Validate roof penetrations: vents, exhausts, skylight curbs

  • ✅ Confirm fall-protection system is planned (OSHA compliance)

  • ✅ Check storage for metal trims to prevent bending or dents

  • ✅ Add dried-in checklist to Detail Page for roofers

  • ✅ Communicate a “weather-watch” plan with crew leader

PM Prompt:

“Is every penetration properly flashed in the Detail Page before roofing covers it?”

Class 4 of 4 — Roofing Execution, QA, and Protection

Purpose:
Ensure correct installation methods, full documentation, and post-construction protection.

Day-of Responsibilities

  • ✅ Walk roof with installer → verify all materials & flashing locations

  • ✅ Document deck condition before covering

  • ✅ Reinforce schedule milestones — no slipping timelines

  • ✅ Monitor transitions: wall-to-roof, chimneys, skylights, valleys

  • ✅ Record fastener patterns + flashing details for warranty compliance

Close-Out Responsibilities

  • ✅ Complete a blue tape roof inspection

  • ✅ Inspect attic and interior ceilings for leaks after first rain

  • ✅ Verify all holes, fasteners, and metal trims are sealed

  • ✅ Confirm manufacturer warranty registration

  • ✅ Photo-document every flashing and upload to project manual

  • ✅ Schedule follow-up check at 30 days

  • ✅ Update project budget and provide office confirmation
